Annual Dues/Assessment : Due October 1st

The Assessment has been raised from $640/600 to $690/650 for this year.  (The second number is the amount if you pay annually on or before the due date.) The rise is due to a number of factors, but mostly due to landscaping costs associated with the freeze and general inflation. For those that pay their dues Annually (to take advantage of the discounted rate), the date is coming up. Any payments received after the grace period (15 days) will not qualify for the discounted annual amount. The statement may come via email or US mail depending on your account setting. However, you do not need to wait for it to submit your payment.  The resident portal at RealManage will have your statement available as well.  https://www.ciranet.com/ResidentPortal There are a number of ways to pay.   Recurring Payment /ACH can be set up if paying quarterly - Resident Portal One Time Payment via Resident Portal Electronic check through your bank : ensure you include your account number. Fall Fest – Sunday, October 24th

  Upcoming Events:   Next EPC Meeting – Wednesday, October 6 th 8:00 p.m. at the Oaks of Forest Creek Please join us if you are interested in joining EPC! We are always looking for volunteers! Flag and sign enforcement; new state laws regarding HOA rules.

This summer’s new State laws regarding HOA rules and regulations were passed.  We have worked with Real Manage and our legal team to ensure updates to our HOA and ARC rules and policies are in accordance with the laws of Texas.  As such, you may receive a warning or notice for violation for something that previously may not have been cited as an issue. We apologize if you are impacted by these changes, but we must apply the same rules and enforcement to all homeowners in Forest Creek. Of particular interest recently is the extra attention to flags and signs in our neighborhood. While many people want to put a school flag or other special interest flag or sign outside of their house, these have the potential to spread and create animosity and division within the neighborhood.  The ARC Standards have had and continue to have a very specific flag and sign policy.  Flags and signs on homeowner lots are not allowed within public view in Forest Creek except those specifically exempted or all
